Land plots are available in the village of Jošanička Banja in the Raška district, Serbia. They are located near the popular Kopaonik ski resort, which attracts over 20,000 visitors annually. The land here has a unique feature – warm water from underground sources emerges at the surface with temperatures of 72-77°C. Some plots have water flowing naturally without the need for pumps at a rate of 7-8 liters per second, while others require drilling wells up to 130 meters deep to achieve a flow rate of 12-20 liters per second. The water from these sources can be used for drinking as well as for bathing. Given the properties of this land, it's possible to organize: 1) a farm for breeding thermophilic fish species; 2) a greenhouse business; 3) the opening of a SPA complex, which could include the construction of a hotel, baths, and other infrastructure. When opening agricultural enterprises (options 1 and 2), it's possible to obtain loans at 5% per annum for 15 years, with a minimum down payment of 30%. There are restrictions for buildings on the plot: no more than 3 stories and not exceeding 13.5 meters in height. Buildings must not occupy more than 50% of the plot area. Two additional adjoining plots are also for sale, which can be merged into one, bringing the total area to 1.7 hectares with a 10% discount.
